Based on our last conversation, I recall the 6 units renting at 550 each (hope I remembered that correctly). Here is what I was thinking on a management deal for these properties. Let me know you thoughts.
A proposed monthly management fee of $50 (which is our minimum) per property. This is basically like 9% (or 1% below what we normally charge) per property. We could start this month processing and we would give you this month free. If we were able to get the rent over $600 - only then would we go back to 10%. At that point, we would be starting to pay for ourselves.
Here are a couple of other options we could also bring to the table:
If we can get the properties to $650, and are allowed to keep the difference between $650 and $550, we would incorporate our EVICTION INSURANCE. No cost to you for evictions if necessary - we pay filing fees, etc... This would in essence only be 15% to us - and still have you clearing the $550 you have been getting. Given the deadbeats out there, this could pay for itself quickly.
Our maintenance team is very efficient and cost effective. I feel we will can improve your cost basis here as well, especially considering your travel, and your maintenance resources time away from more profitable work.
